What's included in the inspection?A home inspection is a visual evaluation of the major systems in the house including structure, roof, exterior, heating/cooling, plumbing, electrical and the interior. As long as it's safe and accessible I'll walk on roofs, enter attics and crawl spaces, remove access panels and operate equipment. I'll look at every room in the house using the Standards of Practice of the International Association of Certified Home Inspectors.

May I attend the inspection?Absolutely. You should attend the inspection to get the most benefit. Be suspicious of any inspector who doesn't want you along during the inspection. Some clients will arrive near the end for a debriefing and walk-through.

How much advanced notice do you need?As soon as possible after you have a signed purchase contract. Try not to wait until the end of your diligence period. Generally, our schedule is flexible, and we can even inspect your future home on the weekends.

How do I prepare for the inspection?It's the seller's responsibility to get the house ready for the inspection. The seller should: Have all utilities turned on (water, gas, electric). Have all gas appliances ready to run with pilot lights turned on. Clear access to areas like attics, crawl spaces, electric panels and furnaces. Unlock areas such as storage closets, fence gates, electric panels and crawl space hatches. Remove pets from the property, or secure them so they are not free to roam.

When will the report be ready?Normally within 24-48 hours after the inspection via email. When ordering, please let us know of your deadline. More often than not, you'll receive your report the same day.

What if the inspection reveals problems?I may find things that weren't expected. That's what you want, right? No house is perfect, not even new construction. The report is not a seller's "Must-Fix" list; it's just an impartial reporting of conditions giving you clear direction for what should be done about each problem. Every situation is different — it's up to you and your real estate agent to decide how to proceed after the inspection.

Do you offer a guarantee?Yes! We stand behind our solid reputation and ability to serve you, the client, with a money back guarantee. If your not satisfied with my inspection I'll refund you the inspection fee. Just know that something can look just fine today and still break tomorrow. We do our best to give you the most thorough inspection possible, but We're human. There is no way that anyone could find all the defects in a house in only a 2-3 hour period. The purpose of the home inspection is to find major problems that would keep you from purchasing the house, not to find every small maintenance issue.

Will Property Geeks inspectors perform or manage any repair work?No. That would be a direct conflict of interest. No home inspection company should perform or be directly related to a business that does.

Are the Inspectors certified?Yes. All our inspectors are locally certified and license or are full member of the largest and most respected professional home inspection society in the industry. We also required our service pros to continue with continuing education every year so We stay on top of new technology and trends.

What if I have questions later?Your understanding of the home is my highest priority. You can ask questions for as long as you own your home. There's no charge as long as We can answer by phone or e-mail without coming back out to the property. If so additional trip fees will be apply $125

How do I add a new question & answer?To add a new FAQ follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Add a new question & answer 3. Assign your FAQ to a category 4. Save and publish. You can always come back and edit your FAQs.

Can I insert an image, video, or GIF in my FAQ?Yes. To add media follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Create a new FAQ or edit an existing one 3. From the answer text box click on the video, image or GIF icon 4. Add media from your library and save.

How do I edit or remove the 'Frequently Asked Questions' title?You can edit the title from the FAQ 'Settings' tab in the Editor. To remove the title from your mobile app go to the 'Site & App' tab in your Owner's app and customize.
